The floor feels soft beside your toilet, or the installer has lifted the old flooring and found damaged wood. Now the price you agreed for a new floor has another repair attached to it.
So subfloor repair adds $2 to $6 per square foot of affected floor in Potomac Floors’ Washington-area pricing. FloorFlash in Dallas-Fort Worth charges $129 per plywood sheet replaced, with structural repairs quoted separately.
I will help you separate the boards from the work around them: removing the finished floor, repairing joists and putting the room back together. These US prices were checked October 18, 2026.
What Is Included in a Subfloor Price?
The subfloor is the structural panel beneath the floor you walk on. The joists support it. Underlayment, when needed, sits above it to suit the finished flooring, as APA explains.

A price for new panels does not tell you whether the contractor will remove tile, lift a toilet or repair rotten joists. Those tasks can matter more than the size of the patch.
The Handis figures need one extra question before you budget: its page describes final pricing as labor plus plywood. Ask which materials are included in the service price and which will be added.
Plywood and OSB Material Costs
Plywood and oriented strand board, or OSB, can both form a structural wood-panel floor. The panel rating, thickness and support beneath it need to suit the job. Choosing only by the cheapest sheet price misses that.
Handis gives a trade-price example of $55 to $75 for a 3/4-inch tongue-and-groove plywood sheet. It describes thinner, 1/2-inch plywood as underlayment for patches over sound sheathing, not a replacement for the structural layer.
At Hills Flat Lumber in Grass Valley, California, a 4-by-8-foot, 23/32-inch Edge Gold OSB subfloor sheet is $28.99. Four sheets would be 4 × $28.99 = $115.96 before tax, delivery, fasteners and labor.
Ask for the panel specification in the quote, including its thickness and edge type. If your floor already has several layers, have the contractor identify what is being removed and what will stay.
For a small repair, you may pay for a whole sheet even when the damaged area is much smaller. Cuts, supported edges and the shape of the room affect how much material can actually be used.
Removing and Replacing the Finished Floor
Getting to the wood is part of the project. FloorFlash includes lifting carpet and loose click-lock flooring in its flooring packages, but tile or glued-down flooring demolition adds $2.50 per square foot.

That is why a patch under carpet and one under tile should not be compared on area alone. Ask whether the original flooring can be reused and who pays for matching pieces if it cannot.
Potomac Floors’ water-damage page gives $8.50 per square foot for engineered hardwood replacement, including removal and installation. Solid hardwood is $9 to $11 per square foot. Subfloor repairs are additional.
Using Potomac’s rates, a 100-square-foot engineered floor with repairs across all 100 square feet would be 100 × $8.50 + 100 × $2 = $1,050 at the low end.
The same Potomac example reaches 100 × $8.50 + 100 × $6 = $1,450 at the high end. That calculation does not price a plumbing repair or damaged joists.
A Soft Bathroom Floor Around the Toilet
A small stain around a toilet can hide a larger patch of weak wood. Handis identifies leaking toilet seals and dishwasher connections among the causes it encounters. Its repair sequence starts with fixing the leak.
For your bathroom, get the toilet removal and refitting, flange work and new floor covering spelled out. A carpenter’s panel repair can leave plumbing work for another trade.
If the bath or shower also needs replacing, compare the combined scope with our bathtub replacement guide. Opening the same floor twice would add disruption you could plan around.
What If the Joists Are Rotten Too?
A new sheet cannot restore the strength of a damaged joist underneath it. Sistering means fitting another structural member alongside the existing one. The repair must suit the damage and the support at each end.
Handis advertises joist sistering as a $350-per-joist add-on. Its bathroom package already describes one sistered joist, so do not add that charge again without checking the scope.
I would ask for photographs of the exposed damage before approving extra structural work. Agree who can authorize a change and how the added work will be priced while the floor is open.
Damage extending into beams, posts or the space beneath the house belongs in a broader assessment. Our crawl space repair guide covers those supports and moisture-control work.
What Homeowners Paid or Were Quoted
These older accounts help show what a bill includes. They cover very different jobs, so I would use them to compare scope rather than expect an old price today.
- On Houzz, September 19, 2008, LuvVT18 received a $400 quote to replace a leaking wax ring and patch the subfloor around a toilet in a very small condo bathroom. The post does not report a completed bill.
- A DC Urban Moms poster on April 25, 2013, at 09:56 recalled paying $5,000 about ten years earlier for 850 square feet. That included old-floor removal, subfloor and hardwood installed, stained and sealed.
- On February 13, 2024, at 19:50, a Northern Virginia owner reported two small bathroom updates for under $10,000 each. Both included rebuilding the subfloor and leak work, alongside the bathroom updates.
The last two owners did not separate the subfloor charge from the rest. A whole-room bill is useful context, but it cannot tell us a price for plywood alone.
Questions About Replacing a Subfloor
Does a Squeaky Floor Need a New Subfloor?
A squeak does not always mean you need new panels. FloorFlash includes squeaks and a few popped fasteners in its light floor prep. Ask what is causing the noise before agreeing to replace the wood.
Can I Replace Just the Damaged Part?
A localized patch is possible when the remaining floor and its supports are sound. The repair area may extend beyond the visible stain so the new panel has suitable support.
Is Underlayment the Same as Subfloor?
No. APA distinguishes the structural subfloor from the layer used to prepare for a finish floor. Make sure both bidders are pricing the same layer.
