Short answer

Shingle, vent boot, chimney flashing and valley repairs, with emergency tarping and the ceiling repair that can follow.

That ceiling stain grows every time it rains, but the roof looks fine from the driveway. A leak can start at one small seal or a strip of flashing, so the size of the stain does not tell you how much roof needs replacing.

So how much does roof leak repair cost? Maggio Roofing in the Washington, DC area gives $400 to $1,500 for most repairs. Larger jobs involving flashing rebuilds, decking or chimney work can run $1,500 to $4,000.

I will show you the smaller fixes first, then what changes when wood is rotten or a whole section needs work. These are roofers’ published US prices, checked October 17, 2026. Maggio’s repair figures below are for asphalt-shingle roofs.

Small Leaks: Shingles, Vent Boots and Flashing

Bob Harvey Roofing publishes these repair ranges for Utah’s Wasatch Front:

Plumbing vent boot replacementBob Harvey Roofing$150 – $350
Missing or damaged shinglesBob Harvey Roofing; limited area$200 – $500
Flashing repairBob Harvey Roofing; location and complexity matter$300 – $800
Valley repairBob Harvey Roofing$400 – $1,000
Small leak repair after finding the sourceBob Harvey Roofing$200 – $600

The boot is the seal around a pipe that passes through the roof. When its rubber cracks, water can follow the pipe inside. Replacing that seal is a smaller job than stripping a roof section.

Shingle repairs depend on how much damage surrounds the visible problem. New shingles may also look different from the faded ones, even when the repair stops the water.

These rows describe possible repairs, not a package of charges to add together. A leak traced to one boot does not automatically need valley and chimney work too.

How Much Is Chimney Flashing Repair?

Maggio Roofing gives $400 to $1,200 for step flashing around a chimney or sidewall. Rebuilding wrongly installed flashing can mean lifting the surrounding shingles.

Flashing is the metal that sheds water where the roof meets a wall or chimney. Counterflashing covers its upper edge. Mortar work and replacing those pieces can make a chimney repair more involved than a simple wall repair.

Ask whether the bid replaces failed metal or only seals it. A photo of the actual entry point is more useful than a promise to spread sealant around everything near the stain.

Valley Repairs and Damaged Wood

A valley is where two roof slopes meet and carry water downhill together. Bob Harvey Roofing explains that water from a damaged valley can travel before dripping indoors, which makes the entry point harder to find.

If the wood underneath has rotted, Maggio’s published allowance for decking replacement adds $300 to $1,500 to the surface repair. That is why opening a small leak area can reveal a larger job.

A section replacement may include shingles, underlayment, flashing and damaged decking. Have the roofer mark the section and explain what will be removed, rather than comparing it with a price for replacing a few shingles.

I would also ask how additional damaged wood will be priced once it is exposed. Agreeing on that before tear-off is easier than discussing it with the roof open.

Inspection and Emergency Tarping

Maggio offers a free roof inspection and a written estimate. Confirm what a visit includes; a free repair estimate is not necessarily a separate inspection report for a buyer or insurer.

For a temporary cover, Bob Harvey Roofing’s emergency tarp range is $200 to $500. Maggio’s emergency tarp or temporary patch is $200 to $600 and involves a separate trip.

A tarp buys time for the permanent repair. Arrange it through the roofer rather than climbing onto a wet or damaged roof yourself. Ask whether the temporary work is credited toward the final job.

The Ceiling Can Need Its Own Repair

Maggio Roofing gives $300 to $1,200 for interior ceiling drywall and paint, and $400 to $1,500 for attic insulation replacement. Those are separate from the outside leak repair.

Stop the water entry before paying to repaint the stain. The roofer can handle the outside problem while an interior contractor checks which wet materials need replacing and when the area is ready to close.

If several roof areas are failing, ask for a repair price and a replacement price with the work clearly described. The age and condition of the rest of the roof matter more than the size of today’s puddle.

Questions About Fixing a Leaking Roof

Can a small roof leak be repaired without replacing the roof?

Yes. A failed vent boot, a few damaged shingles or localized flashing can be repaired when the surrounding roof is sound. The inspection should identify both the source and nearby damage.

Why does the roofer look uphill from the ceiling stain?

Water can travel beneath the covering or along framing before it drips. The indoor stain may not be directly below the point where rain gets in.

Does a roof repair price include fixing the ceiling?

Do not assume it does. Maggio prices ceiling drywall and paint separately from the roof work.

Is chimney flashing the same as a chimney liner?

No. Flashing keeps rain out where the chimney meets the roof. Long Island Exterior Co. describes the liner as the inner passage that carries combustion gases out.
