Short answer

A Nashville roofer estimates $15,000 to $30,000 for architectural shingles. Roof area, material, tear-off and damaged decking change the complete replacement quote.

If your roofer has recommended replacing the whole roof, a price for patching one leak will not tell you much. Start with the measured roof area and the material you want installed.

So a new architectural shingle roof is $15,000 to $30,000 in Bill Ragan Roofing’s Nashville guide, including labor and materials. Its simpler 3-tab shingle example is $8,000 to $12,000.

I checked the contractor’s published estimates on October 22, 2026. Below, I will explain the roof measurement, compare materials and show why two quotes for the same house can cover different work.

New Roof Prices by Material

Bill Ragan Roofing separates its full replacement estimates by roofing material. These are one Nashville contractor’s examples, rather than a national average.

Architectural asphalt shinglesRagan; $5-$7 per roof square foot$15,000-$30,000 per roof
Luxury asphalt shinglesRagan; $8-$10 per roof square foot$25,000-$50,000 per roof
Standing-seam steelRagan; $16 per roof square foot$40,000-$60,000 per roof

The contractor’s complete-roof ranges and its unit rates describe estimates for different roof sizes. They are not four fixed packages for a house with one specified floor area.

If only one area needs attention, my roof leak repair guide covers smaller repairs. Ask what condition makes replacement preferable before treating a complete reroof as your only option.

Calculate From the Roof Area

A roofing square means 100 square feet of roof surface. Floor area inside the house is a different measurement, especially with multiple stories, steep slopes, porches or attached garages.

For a measured 30-square roof, the area is 30 x 100 = 3,000 square feet. At Ragan’s architectural rate, 3,000 x $5 = $15,000 and 3,000 x $7 = $21,000.

That calculation applies a published unit rate to an example roof. It does not include an invented allowance for every possible decking repair or establish the maximum price for your home.

Thirty roofing squares equal 3,000 roof square feet. At $5 and $7 per square foot, the calculated totals are $15,000 and $21,000.

Have each roofer show the measured area and explain its material allowance. This makes it easier to see whether a higher material quantity comes from roof geometry or the installation layout.

What Homeowners Were Quoted

On April 5, 2026, Oregon member tarbellb described quotes of about $32,000 for shingles on a 30-square roof. Metal quotes were $45,000 to $55,000.

The owner also described doing much of a metal roof installation personally while paying for tear-off and other work. I have kept that DIY project total out of the installed-price comparison.

A March 27, 2023 Arlington homeowner’s post described quotes from $8,000 to $20,000 for a small rambler. The highest quote also included new gutters.

The older Arlington range shows why the included work matters. Removing gutters from one quote on paper does not tell you what an equivalent roof-only offer would have been.

Check the Work Beneath the Shingles

Ragan identifies roof size, complexity, material and the underlying roof components as cost factors. A shingle brand alone does not describe the entire replacement.

Ask the estimate to name tear-off, disposal, underlayment, flashing, ventilation and the ridge details. Find out whether those items will be replaced, reused or charged separately.

Damaged decking needs a clear allowance or unit price. Ask who approves extra work once the old covering comes off, and how the contractor will document the damaged areas.

For a steep or awkward roof, discuss access and protection for landscaping and neighboring property. A crew’s ability to stage material beside the house can affect how it handles the job.

Compare quotes using the same material, roof area and replacement checklist. Also read the workmanship warranty separately from the roofing product warranty, so you know whom to contact about an installation problem.

Questions About a New Roof

Is the cost based on my home’s floor area?

Use measured roof surface area. Multiple stories, pitch, porches and garages can make the floor area a poor substitute. One roofing square equals 100 square feet of roof surface.

Does a roof replacement include new gutters?

Ask for that line in the estimate. The Arlington homeowner’s highest quote included gutters, which made it different from a roof-only comparison.

Is $30,000 the most an asphalt roof can cost?

No. That is the upper end of Ragan’s architectural example. Its luxury shingle range is higher, and a larger or more complex roof needs its own estimate.

Can a leak be repaired without replacing everything?

Ask the roofer to identify the cause and the surrounding roof condition. A localized flashing or covering repair and replacement of an entire roof are different scopes.
