Short answer

Compare basement drainage, exterior excavation, window well repairs, wall liners and runoff fixes, with contractor prices and real owner bills.

The floor is dry most of the week, then rain leaves a wet strip along the basement wall. Before you agree to a drainage system, you need to know whether that water came through the wall, over a window sill or from the ground below.

So basement leak repair can mean $600 to $2,500 for downspout extensions and regrading at Chicago’s ProSeal, or $8,000 to $16,000 for its full interior waterproofing system. Those are different jobs, not two quotes for the same repair.

I will walk you through the drainage choices, exterior digging, window wells and wall coverings. If the leak is coming from a plumbing pipe, these waterproofing prices are not the right starting point.

Match the Repair to Where Water Enters

Take a few photos while the leak is visible. A dry-day visit is easier to explain when you can show the first wet patch, the rain conditions and whether the window well filled up.

  • Runoff collecting beside the house: look at gutters, downspout outlets and the slope of the soil.
  • Water spilling through a basement window: check the well and its drain before ordering a whole-basement system.
  • Seepage along the floor-wall joint: have the contractor explain where a drain would collect it and where that water would go.
  • A single leaking crack or a wall pushing inward: use the separate foundation repair guide for crack injection and wall support.

These signs help you describe the problem. They do not replace an inspection, especially where several walls are wet or the foundation has moved.

What Interior Drain Tile Costs

Interior drainage collects water around the basement perimeter and carries it to an outlet system. The quote needs a measured length of wall, rather than just the floor area of the room.

Interior drain tileProSeal, Chicago$95 – $160 per linear foot
Water Tunnel drainageAcculevel, 2022 guide; on top of footing$67 – $81 per linear foot
Fast Track drainageAcculevel, 2022 guide; absent or damaged footing$76 – $92 per linear foot

For 40 feet of wall, ProSeal’s rate gives 40 x $95 = $3,800 to 40 x $160 = $6,400 for drain tile before the pump. This is a measured example, not a complete waterproofing quote.

Acculevel also separates its drainage price from the pump system. If your estimate includes a new pit, pump or backup, compare that part with the sump pump cost guide.

Ask how the crew will reach the floor edge. Moving shelves is one job; opening finished walls and replacing flooring is another. Have removal, concrete patching and room repairs written into the estimate.

A partial drain and a full perimeter drain should not be compared by their totals alone. Ask the contractor to mark the proposed run on a sketch, including how it connects to an existing system.

Exterior Excavation and Waterproofing

Exterior waterproofing reaches the outside face of the basement wall. Basement Expert in Seattle describes digging to the footing, repairing the wall, applying a drainage membrane and backfilling.

Basement Expert’s published rate is $150 to $250 per linear foot, including waterproofing compounds and consumables. It explains that damaged footing areas, old coatings or crushed drain tile can change the work once exposed.

Using that Seattle rate, a 40-foot wall works out as 40 x $150 = $6,000 to 40 x $250 = $10,000. That calculation helps compare footage; it cannot price the access conditions at your house.

A shallow yard drain is a different job. ProSeal prices an exterior French drain at $45 to $90 per linear foot and distinguishes it from excavation down to the footing.

Before choosing the outside approach, walk the route with the contractor. A deck, paved walk, air-conditioning unit or narrow side yard can affect access. Find out who restores anything removed to reach the wall.

Basement Expert’s membrane directs water down to the footing drain. Ask where that drain carries the water and whether it needs repair too.

When the Window Well Is the Problem

A window well can hold water against a window that was never meant to act as a dam. Standing water in the well, a rusted or broken well, or washed-out soil around it are all reasons to have its drainage checked.

A cover can keep debris out, but it does not give trapped water an outlet. The fix may be a drain, a liner or a new well, and the price depends on how the drain connects and what is already there.

Get the well repair described separately: clearing an existing drain, installing a connection, replacing the metal well or replacing the window. A new egress opening is a much larger project than repairing a leaking well.

Wall Sealing, Liners and Outdoor Runoff

Painting a damp wall and installing a drainage liner are not the same service. Acculevel warns that an interior coating does not remove water from the foundation; its wall membrane sends seepage down to the drainage channel.

Acculevel’s December 2022 guide prices wall encapsulation at $3,875 to $5,200 for an average basement. This covers the walls and sealed seams after drainage is installed; the dehumidifier costs extra.

If a quote just says “seal basement walls,” ask for the product and the area covered. You need to know whether it means a surface coating, a drainage membrane or a local repair around an opening.

Acculevel’s December 2022 guide gives $330 for a buried 10-foot downspout extension if total home repairs reach $1,000. Each additional foot is $25. Confirm these older rates before booking.

That minimum matters if all you need is one outlet moved. Compare it with a quote for the actual runoff work at your house, rather than treating it as a standalone callout price.

Grading should carry surface water away from the wall without filling a window well or trapping water elsewhere. Agree on the final shape of the ground and what will replace the disturbed grass or planting.

What Homeowners Paid for Drainage Work

These older D.C. Urban Moms accounts show how much the included work can differ. They are historical owner reports, not current contractor offers.

The first bill bundles several repairs, while the last is outdoor work only. I would use the descriptions to compare scope, not divide those totals into a price for your basement.

Questions About Basement Leak Repairs

Can I finish the basement as soon as the crew leaves?

Ask when concrete repairs and other materials will be ready, and verify that the water problem has been corrected before covering the walls and floor again.

What should the waterproofing warranty cover?

Read which walls and entry points are covered, who handles a return visit, and whether the warranty transfers to a buyer. Ask separately about damage to finished walls or belongings.
