Short answer

Ordinary basement windows average about $500 to $550 installed at one Minneapolis installer. An egress opening needs a separate scope for the wall and well.

That little basement window may be rusty, drafty or painted shut. Replacing it can be a modest job, until you ask for an opening large enough to climb out of.

So a basement window replacement is about $500 to $550 installed at Basement Window Guy in Minneapolis. Its estimated averages are about $500 for glass block, $530 for a hopper and $550 for a slider.

I will separate those ordinary swaps from egress projects, then explain what the well, foundation work and permit can add.

Hopper, Slider or Glass Block?

Basement Window Guy’s prices include materials, labor and cleanup. They are estimated averages with restrictions, rather than a promise for every opening.

Slider windowBasement Window Guy, installed average$550

Glass block gives you light and privacy, but a fixed block panel is not an escape opening. A small vent inside the blocks does not turn it into one.

For three hoppers at Basement Window Guy’s average, the arithmetic is 3 × $530 = $1,590. That is a worked example before any separately required permit or repairs to the opening.

A Window Swap or a New Bedroom Exit?

Replacing an existing window is different from adding a basement bedroom. Before choosing a unit for sleeping space, have the building department confirm the escape-opening requirements for your project.

An Egress Window Is a Bigger Project

At The Egress Window Company in the Twin Cities, a standard vinyl egress package starts at $3,195. It requires an existing opening 34 inches wide; a new opening costs extra.

That package includes a casement window, corrugated steel well up to 60 inches high, gravel basin, natural drainage pit and an escape ladder where needed. Installation labor, materials and the city permit are included.

The same installer advertises an Andersen clad package at $3,295 for an existing opening 31 inches wide, and an Andersen 100 glider package at $4,295. Larger or new openings can add charges.

None of these starting prices is a foundation-cutting allowance.

The Well, Cover and Drainage

A window well keeps soil back from a below-grade opening. It must leave enough room to use an escape window, rather than merely fit around the outside of its frame.

Minnesota’s 2020-code escape-opening guidance also addresses well drainage and covers. An egress cover must open from inside without a key, tool or special knowledge.

Ask whether the quote includes the well, cover, ladder and drainage connection. A gravel pit alone may not suit the site, and a cover does not replace a working drainage route.

What a City Permit Costs

Crystal, Minnesota’s 2026 fee schedule gives these local examples:

Replace one to three windowsCity of Crystal, permit fee$110
Replace four or more windowsCity of Crystal, permit fee$200
One egress windowCity of Crystal, permit fee$110
Two or more egress windowsCity of Crystal, permit fee$140

The fees include the state surcharge and EPA certification check. Other cities use their own schedules. Do not add a separate fee to an installer package that already includes your permit.

What Homeowners Reported

These DC Urban Moms discussions concern egress work, not a small hopper swap. The dates and job descriptions matter:

  • On February 14, 2024, at 18:59, an owner recalled a 2019 Fairfax quote of $4,000 to $5,000 to cut block and brick, fit a window and add a well. The owner ultimately avoided that cutting work.
  • Another owner in the same thread, posting February 14, 2024, at 21:42, reported $3,900 for an egress window in an unfinished basement in summer 2023.
  • On February 21, 2023, at 17:36, an owner described a basement renovation bid with egress windows and wells priced at an additional $7,500 each.

The last amount was a bid, not a completed bill. These examples help explain why a price for the window itself cannot tell you the cost of making a new exit.

Questions Before You Order a Basement Window

Does a larger window automatically qualify as egress?

No. The usable opening, its height above the floor and the space outside must meet the applicable requirements. Use the manufacturer’s clear-opening information, not just the frame dimensions.

Is the inside finish included in an egress package?

The Egress Window Company package does not list drywall, painting or interior trim. Ask what finishing work your price includes.

Is a well cover included with every basement window?

No. A window above ground may need no well, and a below-ground package may price the cover separately. Match the cover to the well and the required way out.
