You notice a crack beside a door, then the door starts sticking. A foundation quote can be frightening, especially when you cannot tell whether it buys a sealed crack or support for the house.
So foundation repair can mean $450 to $900 for one leaking crack at Chicago’s ProSeal, or $6,000 to $8,000 for a small slab foundation job at Anchor Foundation Repair in Central Texas.
I will walk you through the separate jobs, the engineer’s report and the permit. There is no useful single average that makes a leaking basement wall and a sinking house the same repair.
Start With What Has Moved
A crack through a poured basement wall can let water in without needing piers. A footing that has settled needs support below it. A basement wall pushed inward needs a way to resist pressure from the side.
These problems need different repairs. ProSeal’s foundation guide separates crack injection, wall reinforcement and underpinning for that reason.
If a contractor proposes supporting your house, I would get an independent structural assessment first. You want the location and cause of movement, not just a count of cracks.
Crack Sealing and Bowing Basement Wall Prices
Here are ProSeal Basement Waterproofing’s published Chicago prices. Each is for one repair element, so a wall with several straps costs more than the price of a single strap.
Sealing a crack closes a water path. It does not automatically fix the force that opened the crack. If the wall is moving, have the repair plan address that movement too.
A wall anchor reaches into soil outside the basement. A steel brace stands inside; carbon fiber is bonded against the wall. Yard access and the wall’s condition help determine which system can be used.

For a five-strap example using ProSeal’s rates, the sums are 5 × $600 = $3,000 and 5 × $1,000 = $5,000. The engineer determines the layout; the example is not a spacing plan.
Concrete Slab Foundation Repair Cost
Anchor works with drilled bell-bottom piers in Bryan, College Station and the surrounding Brazos Valley. Its published job sizes give you a clearer comparison than a nationwide average.
A pier carries the foundation’s load down to supporting ground. The number, depth and access needed matter more than the house’s floor area alone.

An interior pier may mean working through finished flooring. A porch or patio can obstruct the outside edge.
Water escaping below the floor is another job. If your inspection finds a broken pipe, the slab leak repair guide covers finding and repairing that leak.
What About a Pier and Beam Foundation?
Anchor’s basic pier and beam leveling jobs run $5,000 to $8,000 with easy access. Its more involved jobs are $9,000 to $16,000; extensive rebuilding can reach $35,000 or more.
Those are whole leveling projects, which can include pier work, sill replacement and some joist repairs. They are not prices for adding one support beneath a floor.
If your problem is a rotten beam, a sagging joist or dampness underneath the house, start with our crawl space repair costs. That guide also covers floor jacks and encapsulation.
The Engineer’s Report and Permit
Foundation Check in Greater Houston charges $650 for an evaluation package with a written report, scaled foundation drawing, P.E. review and stamped engineering letter.
Its $450 package has a company opinion letter instead of the stamped engineering letter. Additional engineering drawings for a permit need a custom quote at Foundation Check.
That distinction matters before you order a report. Frisco’s February 2026 permit instructions require a stamped engineer letter and stamped pier drawings for foundation repair, plus an engineer’s completion inspection report.
Permit rules and fees come from your own city. Have the bid identify who submits the plans, pays the permit charge and arranges the final inspection.
What I Would Want on the Repair Quote
Once you have a repair design, send the same scope to the companies you are considering. A lower total means little if one proposal supports fewer locations or leaves restoration to you.
- Where each pier, anchor, strap or brace will go, and how it will be installed.
- Whether the work will hold the house in place or try to lift it.
- What you pay for digging, cutting through concrete, engineering, permits and cleanup.
- Who will fix any flooring, walls or plumbing affected by the work.
- What the written warranty covers and whether it passes to the next owner.
Questions About Foundation Repair Costs
What is the average cost of foundation repair?
Anchor’s typical drilled-pier slab jobs are $20,000 to $22,000 in Central Texas. That is one contractor’s project range, not a US average for every foundation problem.
Can a crack be repaired without installing piers?
Yes. ProSeal prices urethane injection for leaking poured-wall cracks separately from underpinning. The inspection needs to establish whether the foundation is moving before a crack-only repair is chosen.
Is a bowed wall fixed by sealing its cracks?
Sealing treats the opening. Wall reinforcement deals with the inward movement. ProSeal offers straps, steel beams and anchors as separate structural repairs.
