A roofer offers to look for free, but another inspector wants a fee before coming out. If you need paperwork for a house purchase or insurance, those visits may give you very different things.
So a roof inspection at True Roof in Dallas-Fort Worth costs $250 for a single-story home or $350 for a two-story home, including a written report. Other providers price basic reports, detailed inspections and certifications separately.
I will show you the published fees, what each report is for and how to avoid paying for the wrong service. The prices here were checked October 27, 2026.
Published Roof Inspection Fees
True Roof’s fee covers an on-site inspection, review of each roof slope, labeled photos and a report delivered within 24 hours. Its inspector does not sell roof repairs.
A $50 deposit at True Roof counts toward the total. For the single-story service, $250 minus $50 = $200 remains to pay. It is not an extra charge on top of the inspection.

Ja-Mar’s starting fees apply to a standard one-story roof up to a 6/12 pitch and a home up to 3,000 square feet. Taller homes, steeper roofs and difficult access can add charges.

When a Free Roof Visit Is Enough
Ja-Mar offers a free repair or replacement estimate for owners considering work. That can suit you when the question is what a contractor would charge to fix a known problem.
If you are buying a home, you may need a written roof assessment. Ja-Mar’s paid standard report includes a visit, roof evaluation and a written estimate for repairs identified during the inspection.
I would tell the company why you need the visit before booking. Ask whether you receive photos and a report you can send to the buyer, lender or insurer, rather than assuming a free estimate contains that paperwork.
What a Detailed Inspection Adds
Ja-Mar’s deluxe option reviews the roof and attic, including ventilation, flashing and drainage. Those details can matter when the visible ceiling stain does not show where water first entered.
Ask how the inspector will check the roof, whether the attic is included and how areas they cannot reach are recorded. Find out whether the report gives repair priorities.
If you are buying a home, coordinate with the general home inspector. A separate specialist visit is most useful when it answers a roof question left open by that inspection.
Certification Is a Different Purchase
Outright’s Florida insurance menu prices roof certification at $125, wind mitigation at $125 and a four-point inspection at $150. These are separate services, so ask the recipient which form it needs.
Ja-Mar’s Professional Roofing Certification starts at $350. Its program may provide a new two-year transferable leak warranty when the roof qualifies; needed repairs have to be addressed first.
A condition report does not automatically include a leak warranty. Before paying for certification, ask what work is needed to qualify, check the warranty terms and confirm that whoever requested the certification accepts it.
Owners’ Inspection Costs During a Roof Upgrade
Two Oklahoma Shooters members described inspection costs for a roof-strengthening grant project. These were before-and-after evaluations for that project, rather than ordinary pre-purchase inspection packages.
- Oklahoma City member mike sweeney wrote on January 1, 2026 that a pre-inspection would cost $200.
- The same member expected a $500 post-inspection after the work. At those quoted amounts, $200 + $500 = $700 for both visits.
- Midwest City member pbsawin reported a completed $350 pre-inspection on January 2, 2026, with another $350 inspection expected after installation.
For an upgrade program, find out how many evaluator visits you need before choosing a budget. Do not treat the first appointment fee as the total for the whole project.
Inspection, Repair or Replacement?
The inspection pays for an assessment, not the work it uncovers. Ask for the repair price separately before deciding whether to hire that contractor.
For a leak, our roof leak repair guide covers the repair choices. If the roof is worn out, the new roof cost guide covers replacement quotes.
You do not need to climb onto the roof to prepare for the visit. Clear access to the attic hatch, share previous repairs and show the inspector where you have noticed stains or water.
Questions About Roof Inspection Prices
Are roof inspections free?
Some contractors offer free repair or replacement estimates. Ja-Mar does, while charging separately for written inspection reports, its deluxe review and certification.
How much is an independent roof inspection?
True Roof in Dallas-Fort Worth charges $250 for single-story homes and $350 for two-story homes, including photos and a written report.
Is the deposit added to the inspection fee?
At True Roof, the $50 deposit is credited toward the total. A $250 inspection is $50 initially plus $200 remaining.
Does a roof report include a warranty?
Not automatically. Ja-Mar’s certification program may provide a two-year transferable leak warranty if the roof meets its requirements. A standard condition report is a different service.
