You like the look of a metal roof, but one quote is for screw-down panels and another is for standing seam. The gap can be large because those are different roof systems.
So a standing seam metal roof costs $10 to $16 per roof square foot in Western States Metal Roofing’s installed-cost guide. Its corrugated roof estimate is $7 to $12 per square foot.
I will show you what those rates mean for a whole roof, how a Nashville contractor’s prices compare, and what three homeowners were quoted or paid.
Metal Roof Prices With Installation
Western States Metal Roofing manufactures and sells panels but does not install them. Its figures below include installation as budgeting estimates dated January 11, 2026, so ask an installer for a current bid.
The panel-only figure leaves out much of the finished job. Trim, underlayment, flashing, delivery and installation still need to be covered somewhere in your proposal.
Local rates can differ. Bill Ragan Roofing’s Nashville guide gives $4.50 to $6.50 per square foot for exposed-fastener steel and about $16 for standing-seam steel, labor and materials.
What That Means for Your Roof Size
Use roof surface area, not the floor area on a real-estate listing. A roofing square is 100 square feet. Slopes, dormers and additions affect the area that needs covering.
Here are my calculations using Western States’ standing-seam rates. The areas are examples, not sizes supplied by the manufacturer.
On the 2,000-square-foot example, corrugated roofing at the same supplier’s rates comes to 2,000 x $7 = $14,000 to 2,000 x $12 = $24,000.

For comparison with asphalt, my new roof cost guide covers shingle replacement. Keep the roof measurement the same when comparing materials.
Standing Seam or Exposed Fasteners?
Standing-seam panels connect along raised seams, with their fasteners concealed. Ragan explains that the attachment allows the panels to move as temperatures change.
Exposed-fastener panels are attached through the metal with screws and washers. Ragan cautions against this system over heated living spaces because of thermal movement.
I would ask the roofer why the proposed system suits your building and slope. A low panel price cannot settle questions about watertight details or the manufacturer’s installation requirements.
Also distinguish snap-lock panels from mechanically seamed panels. The installation method affects the work at the seams, so the words “standing seam” alone do not describe every bid.

Steel, Aluminum and Copper Prices
Ragan’s Nashville estimates separate the metal itself. These figures are for complete standing-seam roofs with labor and material, per roof square foot.
Ask for the gauge, coating and panel profile in writing. Two steel roofs can have different specifications even before the roofer prices valleys, wall junctions or a chimney.
What Homeowners Paid or Were Quoted
These older Garage Journal posts show how roof size and included work change the total. I have kept DIY material prices out of the installed figures.
- A Pennsylvania homeowner received a quote of about $150,000 for an 83-square house and garage roof, posted April 18, 2019. The owner described a hip-and-valley roof with many details.
- A homeowner near Annapolis, Maryland, was quoted $22,000 for a detached garage’s standing-seam roof, including materials and labor, posted May 9, 2019.
- A Wisconsin homeowner reported $2,700 installed, posted May 28, 2016. The original proposal left the old shingles underneath and used exposed-fastener steel.
The Wisconsin job was a much older overlay, while the Pennsylvania proposal involved a large, detailed replacement. Neither is a useful whole-house price without that context.
What to Check Before Accepting the Bid
Have the contractor separate tear-off and disposal from an overlay. If old roofing stays, ask how the installer will assess the decking and meet the panel maker’s requirements.
Look for flashing at walls and chimneys, valley details, pipe boots and ventilation. A roof with several short sections needs more cutting and finishing than a simple uninterrupted slope.
Discuss snow retention where it is needed, protection for gutters and access for future repairs. Ask who handles a leak under the workmanship warranty and which problems the panel finish warranty actually covers.
If the existing roof only has a localized problem, a roof leak repair may be a separate option. Replacement should follow the roof’s condition and your plans for the home.
Questions About Metal Roofing Costs
How much does a 2,000-square-foot metal roof cost?
Using Western States’ installed estimates, the calculation is $20,000 to $32,000 for standing seam, or $14,000 to $24,000 for corrugated metal. This uses roof area, not house floor area.
Are metal roofing panels the main cost?
Panels are only part of it. Western States estimates steel panels alone at $2 to $5 per square foot, while its completed standing-seam estimate is $10 to $16 per square foot.
Is copper roofing priced like steel?
No. Ragan’s Nashville standing-seam estimates are $30 per square foot for copper and $16 for steel, including labor and material.
Does a metal roof quote include removing shingles?
Read the proposal. The Wisconsin owner example left shingles underneath; other projects involve tear-off, disposal and possible decking work. Those are different jobs.
