Your bathroom feels tired, the storage is awkward and the shower is ready for a change. Before you pick the tile, decide whether you want a few replacements or the whole room rebuilt.
So a mid-range full bathroom remodel is $15,000 to $30,000 in Coulston Construction’s Kansas City guide. Its same-layout refresh is $8,000 to $15,000, while a high-end primary bath is $30,000 to $55,000 or more.
I will help you separate those scopes, compare a second contractor’s prices and understand three owners’ accounts. The contractor pages were checked October 24, 2026.
Three Different Bathroom Projects
Coulston Construction’s local ranges give a useful starting point. Keep the description attached to the amount rather than treating every bathroom as the same job.
The mid-range description includes a tile shower or tub-to-shower conversion, semi-custom vanity with quartz top, flooring, toilet, fixtures, lighting and exhaust fan. The higher tier can include a freestanding tub and heated floor.

If the bathtub is the only thing you want changed, start with my bathtub replacement guide. A wet-area job should not be mistaken for a full-room renovation.

Why Another Contractor Can Be Much Higher
Lamont Bros in Portland publishes $45,000 to $85,000 for a full renovation and $75,000 to $150,000 or more for a full custom remodel.
These are different contractors, markets and project descriptions. They show why I would not promise that a bathroom should cost a fixed amount just because it has the same floor area as someone else’s.
Ask each company to price the same layout and selections. A design-build renovation with custom finishes is a different proposal from replacing stock fixtures in their current positions.
Keeping the Layout Can Help the Budget
Look at where the toilet, shower and vanity connect now. Moving them can mean opening more of the floor and walls before the new fixtures can go in.
Have the contractor explain whether a planned move improves the room enough to justify that work. I would first see what better storage, lighting and a different shower enclosure can do within the existing layout.
Keeping fixtures in place does not remove every repair. If demolition exposes a soft floor, leaking pipe or damaged framing, agree on how that discovery will be documented and priced before it is covered.
My subfloor replacement guide covers one possible repair beneath the finished floor. It is a separate job to identify, rather than a reason to inflate every bathroom estimate.
Get Past the Tile and Vanity Price Tags
A tile price is only one part of a tiled shower. Ask which preparation and waterproofing system the contractor will install and what checks happen before the finish hides the work.
Then settle which fixtures the price includes.
I would want the vanity, countertop, faucets, toilet, shower fittings, glass, tile and lighting named in the proposal. Ask whether delivery, disposal, permits and installation are included or separate.
If you are buying your own fixtures, have the installer approve them before ordering. Responsibility for missing parts, damage, delivery timing and warranty service needs to be clear.
What Three Owners Spent or Expected
These Garage Journal posts describe three US bathrooms with different labor and fixture arrangements. I have left the garage, kitchen and unrelated repair amounts out.
- andyvh1959 in Green Bay, Wisconsin recalled about $8,000 for a main bathroom remodel on April 8, 2023. The owner did the work, including plumbing, electrical, some structural work, tile and new vanity/cabinets with granite tops.
- CSRPenFab recalled about $20,000 for a previous California bathroom on January 12, 2023. One tile contractor did the work and the owner bought materials; the project included a curbless shower, vanity repaint, quartz top and floor/wall tile.
- HoosierBuddy in southern Indiana expected about $30,000 plus fixtures on July 14, 2025. The contractor had begun a gut remodel; this was an expected cost during the project, not a final paid total.
The Wisconsin owner did the remodel work. The Indiana figure excludes fixtures. That difference matters much more than lining up the three numbers and calling the cheapest one a fair contractor price.
Plan Around the Bathroom Being Unusable
Coulston gives three to four weeks of construction for its mid-range remodel and five to six for a high-end primary bath. Design and material lead times come before that.
Before demolition starts, decide which toilet and shower you will use. A missing glass panel or delayed vanity can leave a nearly finished room inconvenient to live around.
Have changes approved in writing with both the cost and the effect on the schedule. At the end, walk through the room with the contractor and record any unfinished items before closing out the job.
Bathroom Remodeling Questions
How much should I budget for a bathroom remodel?
Coulston Construction’s Kansas City mid-range full remodel range is $15,000 to $30,000. Its basic same-layout refresh is $8,000 to $15,000. Your location, selections and included work need their own estimate.
Why is a primary bathroom more expensive?
It may include more fixtures and custom work. A larger shower, separate tub, double vanity, heated floor or changed layout needs a different scope from a basic guest-bath refresh.
Does a bathroom remodel quote include fixtures?
Confirm which fixtures the price includes. Some owners buy fixtures themselves, and a contractor figure can exclude those purchases. Ask about the vanity, glass, tile and plumbing fittings before comparing totals.
How long does a full bathroom remodel take?
Coulston gives three to four weeks of construction for its mid-range scope and five to six for its high-end primary bath. Design and material lead times come before that.
