You want a clean garage floor, but one quote promises epoxy and another describes several coating layers. The total means more when you can see the preparation and the actual system being installed.
So Epoxy Living publishes $5.20 to $6.80 per square foot for its Metro Atlanta flake coating on bare concrete. Grinding, its coating system and a clear UV-stable topcoat are included.
I checked the contractor pages on October 23, 2026. I will compare those local rates with another contractor’s epoxy scope, show the size calculation and explain the older owner quotes.
Match the Coating and the Preparation
The Atlanta installer’s own price table gives these installed choices on bare concrete. Ask for the base coat and topcoat products to be named on your proposal.
White Rock’s pricing page describes ranges rather than quotes. It also gives a general smaller-project starting level around $10,000, so confirm whether it will accept your coating-only project.
Do not assume the Indiana per-foot range guarantees a small garage booking below that general project level. The final proposal and accepted scope need confirming with the contractor.
Flake is the decorative finish, while epoxy and polyaspartic can describe different coating layers. A proposal should identify the system instead of relying only on a broad epoxy-floor label.
A Size Calculation for a Two-Car Garage
For an illustrative 460-square-foot floor, Epoxy Living’s flake rates calculate as 460 x $5.20 = $2,392 and 460 x $6.80 = $3,128. These are calculations before condition-related additions.

The installer separately prices old-coating removal at $0.80 per square foot. Across that example floor, 460 x $0.80 = $368 extra. It is an allowance for removing a coating, not for supplying the new one.
The same menu prices paint removal at $0.40 per square foot and crack or chip preparation at $1 per square foot. Ask which condition categories apply to your slab and how overlapping work is charged.
Structural repair and moisture treatment require separate assessment at that installer. A multiplied online rate therefore should not be presented as the final price for a slab that needs either task.
What US Owners Paid or Were Quoted
Three members described different floor-coating prices in a Garage Journal discussion in April 2023. Their dates and included preparation matter.
- Green Bay, Wisconsin member andyvh1959, April 12: around $6,500 quoted for a 22 x 24-foot garage, with crack filling, grinding and an epoxy/chip coating discussed. The owner did not accept it as a paid job.
- Seattle, Washington member M.Wong, April 12: estimates of $5.25 to $6.50 per square foot about two years earlier, with two higher bids. The approximately 900-square-foot scope included grinding, cracks, epoxy, chips and a polyaspartic topcoat.
- Northeast Wisconsin member Yooper920, April 13: $5.25 per square foot paid to Epoxy Solutions in Neenah about four years earlier. Just under 2,000 square feet received shot blasting, crack repair, epoxy, chips and a polyaspartic topcoat.
The larger Wisconsin completed job was around 2019, while the Seattle quotes were around 2021. They show earlier system choices and preparation, rather than setting today’s contractor prices.
When the Concrete Needs Another Kind of Work
A decorative coating quote needs to address the slab’s existing condition. Ask the installer to separate normal surface preparation from movement, damaged concrete or a moisture problem that needs a different repair.
My concrete leveling guide covers lifting existing slabs. The concrete slab guide covers new concrete construction, rather than applying a finish.
The cover photograph shows epoxy coating work in an industrial building. It illustrates the process, not a residential garage or any of the priced projects here.
I would request a scope naming the preparation, repair allowances, coating layers, covered area, edges and exclusions. Then ask for the product-specific return-to-use instructions and warranty terms in the handover.

Garage Floor Price Questions
What does an epoxy garage floor cost per square foot?
Epoxy Living’s Atlanta flake coating is $5.20 to $6.80 per square foot on bare concrete. White Rock publishes $7 to $10 for full-broadcast flake epoxy in Terre Haute, with project acceptance and scope requiring confirmation.
How much is the coating for a 460-square-foot garage?
The Atlanta flake rates calculate as 460 x $5.20 = $2,392 to 460 x $6.80 = $3,128 before applicable condition-related additions. That is a rate calculation rather than an inspected final quote.
Is removing an old epoxy floor included?
Epoxy Living prices old-coating removal separately at $0.80 per square foot. Ask other installers to identify their own removal and preparation allowance.
Does epoxy fix a sinking or structurally damaged slab?
A finish proposal is a different scope from lifting or structural repair. Have the condition assessed and the required repair identified before treating coating as the whole job.
Where These Prices Come From
US installer pages checked October 23, 2026. Owner posts are from April 2023 and include older recalled work, with quotes and a completed project identified separately.
- Epoxy Living: own Atlanta installed menu, condition additions and exclusions
- White Rock Contracting: Terre Haute epoxy range and general project policy
